We receive automated statements monthly and year-end financials demonstrating the revenues and costs associated with the property, making tax preparation a very simple matter.
The previous tenant left the property in a bit of a mess. A series of repairs and installation of new flooring was needed. SPMS was very accommodating and made it a painless process. Between working out the quotes, contracting the work, and sending back photos of the work being done, I was super pleased with the outcome. They found a new tenant quickly and it's been smooth sailing since then. Any additional repairs needed have been communicated and quickly resolved. I also receive clear monthly and year-end statements and it's been very much an out of sight out of mind experience.
Terrible, don't rent from them and don't go to Statesboro. I received a call at my new job from them and honestly they were rude and lied to me. Every person I rented from during my two years in Statesboro, GA was incredibly rude and withheld information from me until the last minute. You have been warned. And for point of reference I was not an undergraduate student at the local university, I was a young professional that was employed and trying to live quietly.
If you're a home owner - I HIGHLY recommend SPM to manage your property rentals. I had an AWFUL experience with PMG --- fired them for lack of professionalism and consistently ignoring renter issues. I then hired SPM....and, our experience has been 200% better! Rent is collected on time - properties are marketed to the RIGHT customers - and communication with owners is exceptional.
I have rented for many of realtors and private people in the past 12 years and I can tell you now this place is the worst I have ever came across. They require you to re sign your lease 5 months in advance they do monthly house inspections sometimes without any notice. You will wait weeks for maintenance and when you ask if you can speak with the landlord (the original owner) they say you cannot speak with them. I can understand monthly house inspections if I was a kid but I'm 30 years old wth children I don't need someone coming and checking on me. Oh and you have an option of getting out of your lease if you pay 150 dollars and still pay the remainder of your lease. Doesn't sound like a early lease termination to me. We paid for 5 months and we didn't even live there. It took my wife and I to go by the house hoping the original owners were there. And one day we got lucky and was able to speak with them, the owners helped us out tremendously and they were really nice. Another thing southern properties did was, I was still paying rent and had stuff in the house, well I went back to clean and pick up stuff and found the stuff I left there was thrown on the curb. How disrespectful to just throw people's stuff out when they are paying rent. And the so called manager or agent Ragen would just show up and show the house, when she was suppose to notify me 24 hours in advance. She did maybe twice but other then that she never did, and I do she didn't because I drove by on three different occasions and saw her showing the house. I'm experienced in renting and dealing with slum lords but if I wasn't I would have been takin advantage of. There is no telling how many people especially college students they have screwed over in the past and in the present. So people might want to look some where else before coming here.
I managed my own property for a couple of years, and it was not without headache. Once I had a tenant moving out I took the opportunity to have SPMS take on managing the property for me. The twist is that I now live across the country, and had no time to go back and handle things in person.
